Important notice: We do not currently offer full Alojamento Local management. This page is for property owners who would like to register interest in a future service. If enough owners are interested, we would love to launch AL management as a natural complement to our existing property care services.

What is Alojamento Local?

Alojamento Local — commonly abbreviated as AL — is the Portuguese legal framework for registering and operating short-term or holiday accommodation. It applies to properties that are made available to paying guests for temporary stays, including apartments, villas, guest houses and other local lodging.

Under Portuguese law, owners who want to offer their property for short-term rental typically need to register it with their local municipality (câmara municipal) as Alojamento Local. The registration process, requirements and conditions may depend on the property type, location and current national or municipal rules. Requirements can change, and owners should confirm their position with the relevant authorities or a qualified professional.

Common areas that AL property owners may need to consider include registration and licensing, municipal rules and conditions, insurance, guest communication, cleaning and changeover coordination, maintenance response, safety requirements, and tax or accounting obligations. This page is intended as general information only, not as legal or tax advice.

What does AL management usually involve?

Full Alojamento Local management can cover a wide range of practical tasks that help a holiday rental property run smoothly. These are examples of what AL management may involve, not a promise of what we currently provide.

  • Guest communication and messaging
  • Booking-platform support and coordination
  • Check-in and check-out management
  • Cleaning and changeover coordination
  • Laundry and linen coordination
  • Maintenance response and reporting
  • Damage reporting and follow-up
  • Guest issue handling
  • Pricing and availability support
  • Calendar management
  • Local supplier coordination
  • Pre-arrival property checks
  • Post-stay inspections
  • Basic owner reporting

If you are an owner who handles some or all of these tasks remotely, you will know how much time and coordination they require — especially from another country.

Why the Western Algarve needs reliable local support

Many holiday rental properties in the Western Algarve are owned by people who live outside Portugal. The distance creates practical challenges that are hard to solve from abroad:

  • Remote ownership — many AL owners are based in the UK, the Netherlands, Germany or elsewhere and cannot easily visit their property between stays
  • Empty periods between bookings — properties may sit vacant for days or weeks, during which small problems can develop unnoticed
  • Rural and hard-to-access properties — some homes in areas like Aljezur, Marmelete and Monchique involve tracks, gates and longer access routes
  • Coastal weather exposure — salt air, humidity, wind and storms can create maintenance issues that build up over time
  • Guest expectations — holiday rental guests expect clean, well-maintained properties with smooth arrivals and departures
  • Small problems affect reviews — a broken shutter, a musty smell, a leaking tap or a lock that sticks can quickly turn into a negative review and affect future bookings
  • Reliable local contacts are valuable — having someone you can trust on the ground, who understands your property and the area, makes a real difference

This is exactly the gap that existing West Algarve Property services already help with for property care. Adding AL management would be a natural extension for owners who also rent their property to guests.

Aljezur

A traditional Algarve town with a mix of holiday apartments, rural homes and village properties. Many AL-registered properties here are owned by people who live abroad and need reliable local support.

Vale da Telha

A popular residential area near Monte Clérigo and Arrifana beaches. Holiday homes and AL properties here often sit empty between bookings, making regular checks and local coordination especially valuable.

Arrifana

A coastal village where salt air, winter storms and guest turnover create a recurring need for property attention. AL properties here benefit from someone local who can respond quickly between stays.

Odeceixe

Set where the Algarve meets the Alentejo, with rural holiday properties that often need more hands-on support — access coordination, cleaning turnaround and weather-related checks.

Marmelete

A quiet inland village where rural AL properties may face access challenges, well-water issues and longer vacant periods, making local support especially important.

Monchique

Mountain holiday homes face different conditions — winter rains, cooler temperatures and forest-area maintenance — that make reliable local support a real advantage for remote owners.

Lagos

One of the larger towns in the Western Algarve, with a high concentration of AL-registered apartments and villas. Guest coordination, cleaning schedules and local responsiveness are key concerns.

Praia da Luz

A family-friendly resort with many British and European owners who rent their properties seasonally. Pre-arrival preparation and post-stay inspections are common needs.

Burgau

A small coastal village where seasonal holiday rentals are common. Owners often need a local presence to manage changeovers, handle issues and keep the property in good shape between stays.

Alojamento Local Management FAQ

Do you currently offer full Alojamento Local management?

Not yet. This page is for property owners who would like to register interest in a future AL management service. We are exploring whether there is enough demand to launch this as a complement to our existing property care services. If enough owners are interested, we would love to make it available.

What does Alojamento Local mean?

Alojamento Local (often abbreviated as AL) is the Portuguese legal framework for registering and operating short-term or holiday accommodation. It applies to properties — apartments, villas, guest houses and other local lodging — that are made available to paying guests for temporary stays. Registration is with the local municipality (câmara municipal) and requirements can change, so owners should confirm their position with the relevant authorities or a qualified professional.

Can you help with AL licensing?

We are not currently offering AL licensing support. This page is about registering interest in a possible future management service. Licensing and compliance are legal matters that depend on the property, municipality and current rules. Owners should seek appropriate professional advice for licensing questions.

What areas would the future service cover?

If the service launches, it would cover the same Western Algarve area we already serve for property care: Aljezur, Vale da Telha, Arrifana, Odeceixe, Marmelete, Monchique, Lagos, Praia da Luz and Burgau.

What support might be included if the service launches?

This would depend on demand and what owners tell us they need, but possible support could include guest communication, booking-platform coordination, check-in and check-out management, cleaning and laundry coordination, maintenance response, damage reporting, pricing and availability support, calendar management, local supplier coordination, pre-arrival checks and post-stay inspections. These are examples of what AL management may involve, not a promise of what we currently provide.

Do I need to be ready to rent my property now?

No. Registering your interest does not require you to have an active rental property. If you own a property in the Western Algarve and think you might want AL management support in the future, whether now or later, you are welcome to register.

Is registering interest a commitment?

No. Registering your interest simply lets us know that you might want this service. There is no obligation, no contract and no fee. It helps us understand the level of demand and what kind of support owners are looking for.

Can you still help with keyholding or property checks now?

Yes. West Algarve Property currently offers keyholding, regular property checks, maintenance coordination, smart property monitoring, CCTV, smart locks and other property care services. If you need practical local support for your property right now, these services are available whether or not you register interest in future AL management.
